ORLANDO, Fla. – April 4, 2011 – Real estate agent Kathryn Madison listed a vintage home that looked like a traditional ranch house on the outside but Midcentury Modern on the inside. She knew the home’s many original fixtures, dating back to its construction in 1948, would put off some buyers, though other buyers will love it. Still others will appreciate it but want to make their own upgrades.
Madison says the home has a museum quality, and notes that some buyers who appreciate the vintage quality don’t want to buy because they won’t have the heart to remodel it.
Madison wanted her listing to cater to all three buyer types – those who would love the home as is, those who would be respectful to the era in their improvements, and those who would alter the home to meet their needs. To do that, she took hundreds of photos of the home and posted them online, many of them without furnishings. She also added a virtual staging tool that enabled buyers to see how contemporary features could spruce up the home.
The move helped Madison sell the home within a matter of months.
