Last night at the Commercial Focus Group was OUTSTANDING! We looked over 3 Multi-Family deals and then started looking at a office/industrial deal. We were so EXCITED that we stayed later than what we normally do.
We plan to have some great speakers in the future. We are even going to have a few speakers on putting together a syndicate. NOW THAT is going to be EXCITING!
Yes I did present a commercial deal. It's listed on the MLS as a 10 room rooming house. What they don't tell you is that it is actually 8 single bedrooms and one of which is for the manager/maintenance person. Not a good deal. However you rarely figure that out before you run the numbers. AND that's why you have to look at the income/ expenses of the deal. Remember to evaluate a property based on the numbers and not emotions.
